What is roof leasing?

With roof leasing, a building owner makes their roof area available to a solar company, which builds and operates a photovoltaic system there at its own expense. In return, the owner receives a contractually secured rent — without any investment or operational risk.

Greenion leases commercial and industrial roofs from 500 m² of usable area for 20 to 30 years. Planning, permitting, construction, insurance, operations and maintenance are handled entirely by Greenion — as the operator of the system, not as a broker. Your lease contract is directly with Greenion.

Roof leasing — frequently asked questions

How much rent will I receive for my roof?

The rent depends on the usable area, roof condition and grid connection situation. After a free initial assessment, Greenion prepares an individual offer with a secured annual rent over the entire contract term of 20 to 30 years.

Which roofs are suitable for leasing?

Commercial and industrial roofs from 500 m² of usable area with a pitch of up to approx. 45 degrees — all orientations are suitable. Unshaded flat roofs from 2,500 m² with sufficient load capacity are optimal.

Who pays for construction, insurance and maintenance?

Greenion covers all costs: planning, permitting, construction, insurance, operations and maintenance of the system. Operations and maintenance are managed through our own Greenion Flow software. The roof owner invests nothing and carries no technical risk.

What if my roof needs renovation?

The roof must be in good condition for leasing. Its condition is assessed before signing — if renovation is required, Greenion helps refer suitable contractors.

How long does the lease run and what happens afterwards?

The contract term is 20 to 30 years. What happens at the end of the term — dismantling, continued operation or takeover of the system — is transparently regulated in the lease contract.

Is Greenion a broker or intermediary?

No. Greenion builds and operates the system itself. There is no middleman and no brokerage commission — the lease contract is directly between you and Greenion.

Is a one-time payment possible instead of ongoing rent?

Yes, a one-time payment is possible in principle. However, we recommend the ongoing annual rent: it provides predictable, secured income over the entire contract term of 20 to 30 years. We will clarify which model suits you in the initial consultation.

Leasing or renting out my roof — what is the difference?

Colloquially, both terms are used interchangeably. Legally, it is a lease (Pacht) because the operator not only uses the roof area but generates income from it. With Greenion, you sign the lease contract directly with the system operator.

Lease my roof or invest in photovoltaics myself?

Investing yourself requires €200–500 of equity per kWp, your own planning, and the full technical and yield risk. Leasing to Greenion gives you a secured rent from day one — with no capital outlay and no risk. Which path pays off depends on capital, self-consumption and risk appetite.
